Why vendors pay nothing
The portal exists to serve the agency's vendor-oversight obligation and to make the diligence turnaround measurable. Charging the vendor would corrupt the scorecard that makes it worth measuring.
Where this sits in the market
The dominant title marketplace is residential-shaped — tax search, payoffs, HOA, notary — with no environmental, zoning or ALTA-survey categories at all. The lender-side alternatives are not connected to title readiness.
Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.
You see your own work, and nothing else
Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.
You are matched to your firm, not to files
Your login is tied to your company. Orders come to you; you never get access to a file, and there is no list of files to browse.
You get a short, fixed list
Order number, property address, service type, due date, instructions, reference documents, status and the date it was placed. That is the list.
What is never on it
Buyer and seller names, loan amounts, wire accounts and disbursements. Tests feed the system a complete file and check that every one of those is missing from what you receive.
Three separate protections, not one
The short list, a closed door on the order records themselves, and a vendor app that contains no staff or file screens. A mistake in any one of them does not open the others.
Your work stays confidential until reviewed
What you deliver is stored for the agency's eyes first, so a draft is not exposed to other parties before anyone has read it.
Sign-in can need your phone
As well as a password, sign-in can require a code from an authenticator app.
