broker.crerail.ai
Start the deal here. The closing is already half-built.
Run a seller net sheet or buyer cash-to-close in under a minute, build the workspace around it, and carry every party, date and number into closing without re-keying a thing.
Free for brokers, permanently · Commercial real estate brokers
The broker starts the record. A workspace opened on a parcel before the PA becomes the transaction, and the property data gathered to win the listing stays attached to the property. See what the network connects →
Everything in the Broker Portal
The only commercial title workspace that starts before the purchase agreement — deal math, real parcel data, and your own commission tracked through to disbursement.
Win the listing
The numbers and the property story, before anyone has signed anything.
Quick estimate
Run a seller net sheet or a buyer cash-to-close from the landing screen without saving anything. One tap turns it into a full deal workspace.
Math computed on the server, off the filed schedule
The maths runs on our servers off the filed rate schedule for the state — premium, transfer tax, recording and commission — and every estimate is stamped with the version that produced it. It is never worked out in your browser, so two people always get the same number.
29 property-data panels
Parcel and zoning, FEMA flood, state environmental and contaminated-site records, wetlands, USTs, traffic counts, broadband, Opportunity Zones, ACS demographics, workforce and freight — filtered to the panels your asset type actually needs.
Property Information Profile
A branded, print-ready profile you assemble section by section: street and satellite imagery, aerials, deal profile, estimates, zoning, incentives, flood, environmental and demographics. Drop it straight into an OM.
Shared property dashboards
A live per-parcel web page instead of a PDF offering memorandum — a public teaser link, or a full dashboard gated behind visitor name, email and company plus your own confidentiality text. Frozen at publish, versioned on republish, with a viewer count, a 90-day expiry and one-click revoke.
Anonymous listings
Hide the street address on a shared dashboard so it shows the city and state only — market a deal widely without naming the building.
Market pulse
Days-to-close and diligence turnaround across the agency's commercial book, plus unemployment, jobs and current rates for your own market — the numbers you put in a pitch.
Work the deal before the PA
A workspace per prospective deal, from listing through contract.
Deal workspaces
Terms, LOI price, EMD, target close, parties as-known, properties, documents and saved estimates — held together in one place while the deal is still forming.
Co-broker access
Invite a co-broker by email into a workspace. Both sides see the same deal formation, and either can be removed.
Free title snapshot
Request an early title check from the workspace. The agency runs its property-records and commitment tooling and returns a branded informational report surfacing liens, gaps, access and entity problems while there is still time to fix them.
Entity readiness check
A six-point pre-close checklist — good standing, formation docs, operating agreement, authorizing resolution, incumbency, certificate of trust — with a direct link to the state's business registry. Most commercial closing delays trace back to entity paperwork.
1031 exchange planner
Enter the relinquished closing date and get the 45- and 180-day federal deadlines, surfaced only on deals flagged as like-kind exchanges.
Under contract, and paid
The handoff that usually costs a week of re-keying.
“We’re under contract”
One button notifies the title desk. The workspace converts into the order — contacts, deal team, properties, deal type and settlement inputs seeded from what you already entered — and EMD wire instructions go to the buyer through the secure one-time-passcode link, never by email.
Your commission, tracked
On live files you see your own commission line and its state: projected, then on the final settlement statement, then disbursed. It is tested to show exactly one line — yours.
Live closings
Status, key dates and milestones on every file where you are the listing or selling broker.
Messaging and activity feed
A two-way thread with the closing team on each file, plus an activity feed with an unread badge.
On the roadmap
RoadmapIdentified, scoped, not yet shipped.
Critical dates with an .ics feed
Deal deadlines subscribed straight into your calendar.
Diligence checklist with owners and dates
Who owes what, by when, across the deal.
Team and principal rollup
Brokerage-level visibility across everyone's pipeline.
What the Broker Portal costs
Access to the platform is free to brokers and always will be. Premium features are optional, and you buy them yourself — your title agency is not in the middle of it.

Premium features
Everything described on this page is included in free access. Premium is an optional layer above it — talk to us about what your team needs.
- Not billed until 2027 — everything is free until then
- Optional — free access is not time-limited or feature-crippled
- Billed to you, not to your title agency
- Cancel and you keep everything described on this page
Why free access is a design decision, not an introductory offer
Access to the platform is free, permanently. Brokers, lenders, attorneys, investors and vendors are never billed to work a file — they are how the platform spreads, not how it earns. Premium features are optional and sit on top of an account that already works.
The title snapshot
Delivered at no charge as an informational report. It is not a commitment to insure and not a title opinion.
Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.
You see your own work, and nothing else
Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.
You see your own deals
Live files where you are the listing or selling broker, plus the workspaces you created or were invited into. Not the agency's book, and not another broker's deals.
Your login can't reach the file itself
Your account has no route into the underlying file. Every screen is assembled for you by the agency's system, one page at a time.
What you don't see
Documents on a live file, anyone else's charges, the settlement statement beyond your own commission line, another broker's commission, or the deals behind a market number.
Market numbers hide small samples
A figure is published only when it comes from at least five files. Below that we show nothing rather than a number someone could trace back to one deal.
Sign-in can need your phone
As well as a password, sign-in can require a code from an authenticator app.
What the estimates are, plainly
An estimate is for planning. It is not a quote, not a rate commitment, and not a commitment to insure. A title snapshot is not a commitment and not a title opinion. The 1031 planner is not tax advice.
Your IT team will want more than this
Identity model, authorization, data classification, retention, transport, and how these rules are enforced on every build.
Invited by a title agency
Commercial real estate brokers. Registration and sign-in for this portal live on its own host, broker.crerail.ai — separate from every other portal.
Ask your title agency, or start here
Registration routes to the commercial desk at the agency you work with. Brokers already on a file's deal team can be invited directly.
Set your password
You get an email with a set-password link, then sign in and enrol an authenticator app if the agency requires one.
Run your first estimate
Nothing needs to exist yet — no file, no PA, no order. Start with a net sheet on a property you are pitching.
Register as a broker
Free access, permanently. No card, no seat count, no brokerage agreement.
