counsel.crerail.ai
Your deals. Your side. One login.
Every matter you are on, the documents shared to your side, a direct thread to the closing team, and a place to send the objection letter back — instead of asking someone to email a PDF.
Free for attorneys, permanently · Buyer's and seller's counsel on commercial transactions
Counsel contributes the objections, the curative work and the documents that resolve them — the part of the record that explains why title reads the way it does. See what the network connects →
Everything in the Attorney Portal
The only commercial title portal built for the attorney opposite the title company.
Every matter, one view
No per-deal link, no per-deal password.
Your transactions list
Every file where you sit on the deal team, with property address, file number, closing date and an active or closed status chip.
File detail on demand
Address, order number, closing date and live status on any matter — so you answer a client's “where are we” without an email round trip.
Market pulse
Local context on your dashboard: county unemployment, metro nonfarm jobs, CPI and current rates, each sparklined with a period-over-period delta and its source cited.
Documents, both directions
A document room scoped to your side of the deal.
Side-visible document room
Documents shared to your side appear with type, upload date and size, and download in one click. Nothing is buried in a thread.
Upload back to the file
Send a PDF or image straight into the order with an optional label — the field's own example is “title objection letter.” The closing team is notified automatically.
A direct line to the closing team
In the matter, not in a personal inbox.
Two-way messaging per file
A thread scoped to that single matter. Staff reply from the agency's commercial portal; replies land in the thread and are emailed to you.
Live thread refresh
The open thread re-polls every six seconds, so a reply arrives while you are still on the file rather than in tomorrow's inbox.
Durable activity feed
Messages, closing-date changes, document uploads and stage advances are all recorded against the file, with unread markers and a count.
Built for how counsel actually works
RoadmapScoped against a market where every AI title-review tool still eats PDFs. On the roadmap.
Structured Schedule B export
The commitment emitted as structured data — exception type, recording reference, liber and page, affected parcel, plottable flag, linked exception document — alongside the PDF, so the review tool your firm already runs ingests data instead of a scan.
Completeness receipt
A timestamped, itemized record of which Schedule B exception documents were delivered and when — one date to cite when the review period actually commenced.
Objection filing and cure tracking
File an objection against a numbered exception and watch it move to accepted, rejected or cured, with a warning before an uncured Schedule C requirement converts into a policy exception.
Recording and post-closing clock
The e-recording feed passed through to counsel, with policy issuance counted against the 30-day ALTA standard.
What the Attorney Portal costs
Free to counsel, permanently, with no premium tier at all. The moment an attorney pays to see a client's file, the whole point of the network dies.
Access to platform
Every matter you are on, at no cost to you or your firm.
- Unlimited matters and unlimited attorneys at your firm
- Full side-visible document room with one-click download
- Upload objection letters and client documents back to the file
- Per-matter messaging with a six-second refresh
- Activity feed with unread tracking
- Two-factor sign-in
Premium features
The only portal with nothing to upsell — deliberately.
- No premium layer, no upgrade prompt, no gated document
- Everything on this page is the whole product
- Counsel is the one seat where a paywall would break the deal, not monetize it
Why counsel never pays
Access to the platform is free, permanently. Brokers, lenders, attorneys, investors and vendors are never billed to work a file — they are how the platform spreads, not how it earns. Premium features are optional and sit on top of an account that already works.
What the market looks like
None of the five major attorney closing platforms has a title or escrow integration, and the largest title portal has no attorney role at all — an attorney is a generic contact on a link. The bridge today is email and PDF.
Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.
You see your own work, and nothing else
Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.
You see your matters, and your side of them
You are matched by your email to your role on the deal — buyer's or seller's counsel — and that sets which side you see. You never see the agency's book.
Only what was deliberately shared with you
Every document is marked for who may see it: staff only, the buyer's side, the seller's side, counsel, a named list, or everyone. You see what was marked for you.
When in doubt, nothing shows
If a document's marking is not recognised, it is treated as staff-only. The default is invisible, not visible.
The other side's contact details are off limits
Party contact records are closed to everyone outside the agency, in both directions. That is a rule, not a setting.
Your login can't reach the file itself
Your account has no route into the underlying file. Documents you upload are attached by the agency's system after it checks your access.
We don't steer you to an underwriter
Worth saying to counsel choosing an agent: endorsement and underwriter wording is deliberately neutral. A recommendation is not a placement.
Your IT team will want more than this
Identity model, authorization, data classification, retention, transport, and how these rules are enforced on every build.
Invited by the title agency, per matter
Buyer's and seller's counsel on commercial transactions. Registration and sign-in for this portal live on its own host, counsel.crerail.ai — separate from every other portal.
You are added to the deal team
The agency adds you as buyer's or seller's counsel. Your sign-in email is matched to that role, which sets your side.
Set your password
The invite email carries a set-password link. Enrol an authenticator app if the agency requires one.
Open your matters
Every file you are on appears, with the documents shared to your side and a thread to the closing team.
