Why the principal seat is free

Access to the platform is free, permanently. Brokers, lenders, attorneys, investors and vendors are never billed to work a file — they are how the platform spreads, not how it earns. Premium features are optional and sit on top of an account that already works.

Where this sits in the market

Fund and LP portals are investment software — they never touch the closing. No title platform gives a commercial buyer or seller a principal experience of their own transaction.

Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.

Security & access

You see your own work, and nothing else

Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.

Buyer and seller stay separate

A buyer never sees seller-side documents or figures, and the reverse. Your side is worked out per deal from your own email, and the sharing rule errs toward showing less.

Your login can't reach the file itself

Your account has no route into the underlying file. Every screen is assembled for you; the only thing you write is your own upload.

A separate app at a separate address

The investor portal is its own program. Staff screens are not part of it, so they cannot appear in it.

Wire instructions never arrive by email

Wire details come through a verified secure link. Your proceeds account is confirmed through a bank check rather than a reply-all. Commercial wires are far larger than residential ones, and this is where money actually gets stolen.

The standing rule

Nobody will ever email you changed wire instructions. If you receive some, it is not us — call the closing team on a number you already had.

Sign-in can need your phone

As well as a password, sign-in can require a code from an authenticator app.

Buyer and seller principals — owners, sponsors and funds. Registration and sign-in for this portal live on its own host, investor.crerail.ai — separate from every other portal.

You are named on the file

The agency invites you from the file's party section. Entities with multiple signers invite each signer, all mapped to the same side.

Set your password

The invite email carries a set-password link. Enrol an authenticator app if the agency requires one.
