Why counsel never pays

Access to the platform is free, permanently. Brokers, lenders, attorneys, investors and vendors are never billed to work a file — they are how the platform spreads, not how it earns. Premium features are optional and sit on top of an account that already works.

What the market looks like

None of the five major attorney closing platforms has a title or escrow integration, and the largest title portal has no attorney role at all — an attorney is a generic contact on a link. The bridge today is email and PDF.

Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.

Security & access

You see your own work, and nothing else

Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.

You see your matters, and your side of them

You are matched by your email to your role on the deal — buyer's or seller's counsel — and that sets which side you see. You never see the agency's book.

Only what was deliberately shared with you

Every document is marked for who may see it: staff only, the buyer's side, the seller's side, counsel, a named list, or everyone. You see what was marked for you.

When in doubt, nothing shows

If a document's marking is not recognised, it is treated as staff-only. The default is invisible, not visible.

The other side's contact details are off limits

Party contact records are closed to everyone outside the agency, in both directions. That is a rule, not a setting.

Your login can't reach the file itself

Your account has no route into the underlying file. Documents you upload are attached by the agency's system after it checks your access.

We don't steer you to an underwriter

Worth saying to counsel choosing an agent: endorsement and underwriter wording is deliberately neutral. A recommendation is not a placement.

The agency adds you as buyer's or seller's counsel. Your sign-in email is matched to that role, which sets your side.
