agent.crerail.ai
Every commercial file, in one place.
From order to disbursement, every commercial file carries its own milestones, entity checklists, rent rolls, draws, endorsements and settlement math — current on every screen, for everyone on the deal.
For title agencies · Commercial title agents, closers and agency staff
The agency is where the record is kept — every file, document, condition and party flows through the Title Portal into the property's permanent record. See what the network connects →
Everything in the Title Portal
Everything your team needs to run a commercial closing, on one screen — the file, the parties, the documents, the diligence and the money.
Run the file
One record per deal, and it stays current without anyone retyping it.
Self-updating file status
Every commercial file shows exactly where it sits, with deal-type milestones for acquisition, refinance, construction and 1031 — so what stands between you and clear-to-close is always visible.
Deal team on every file
Both attorneys, both brokers, the lender and the closer in one roster with click-to-call and click-to-email. Each side edits its own members without waiting on staff.
Documents, categorized on upload
Uploads land under Title, Survey, Entity, Lender, Leases, Environmental, Agreements & Addenda or Post-Closing, with staff-controlled visibility set per document.
Messages and firm activity
A messaging rail with a live unread badge, plus a firm-wide activity feed so staff can see what moved today across the book.
Pipeline and new orders
See what is coming and when it closes, and open a new commercial file without leaving the portal.
Commercial diligence
The work that actually delays commercial closings, tracked instead of remembered.
Entity authority tracker
Every LLC, LP and trust on the deal with good standing, verified signers and a six-document authority checklist — so entity problems surface weeks before the table, not at it.
Rent roll, estoppels and SNDAs
On leased assets the rent roll lives on the file with rollups and paste-import, and outstanding estoppels and SNDAs are visible to the whole deal team.
Construction draw reconciliation
Each waiver of lien is matched against the sworn statement — names, signatures, amounts — and shortfalls are flagged before funds move.
Property tax and property intelligence
County tax data on the file with a link straight to the assessor's record, plus 28 property-intelligence panels covering parcel, zoning, flood, environmental, demographics, traffic, transit and incentives.
1031 deadline countdowns
On exchange files the 45-day identification and 180-day closing clocks count down on the file itself.
Portfolio and multi-parcel deals
Each parcel carries its own rent roll, draws, tax, endorsements and settlement, under a portfolio summary that totals the deal and drills into any single property.
Title work, with AI where it earns its place
Grounded in a versioned title corpus for your jurisdiction and the filed rate schedule — not a general-purpose chatbot.
Endorsement tracker with real pricing
Every ALTA endorsement with its status, per-endorsement pricing off your state's filed rate schedule and a running endorsements total. Every price is verified against the filed schedule, not typed in.
Endorsement recommender
Staff get a recommendation of which endorsements the deal calls for, read out of the commitment, the purchase agreement, the survey and what is already known about the property.
Commitment QC and lender requirement check
Staff-only review of the commitment against a versioned title corpus for your jurisdiction, plus a check of the file against the lender's own closing requirements.
Compass, the commercial deal assistant
Ask about ALTA endorsements, entity authority, reading a commitment, 1031 mechanics, premium estimates or your own files, in plain language.
Title issues ledger and exam agent
Exceptions and curative items tracked as a ledger against the file rather than as notes in someone's inbox.
Money and closing
The numbers build themselves as charges and credits land.
Rate quote in seconds
Price owner's and loan premiums on your state's filed rates with the simultaneous-issue loan rate applied automatically, and share the quote with the client.
Live ALTA settlement statements
Buyer's and seller's statements build in ALTA format as charges land — price, loan, premiums, transfer taxes, prorations, payoffs, commissions — one side or both, as a branded PDF.
Disbursement verification gate
Wire and payoff instructions carry a verification state — verified, pending or failed — with a breach banner and a logged, reasoned override required before funds move.
See how you compare
How long your files take and how your vendors perform, next to the average across other agencies. A figure only appears once enough files and enough agencies sit behind it — otherwise you see nothing rather than a number that could be traced to one deal.
On the roadmap
RoadmapAnnounced in-product, not yet shipped.
Clear-to-close curative tracking
A commitment's Schedule B requirements become a live checklist, each item tracked from open to cleared for the whole deal team.
In-app e-signing
Sign disclosures, affidavits and information requests inside the product — no separate account, under your own brand.
Remote online notarization
Close remotely with a live, identity-verified online notary, connected by secure link.

Early-agency pricing, said out loud
Market comparisons need several agencies contributing before any figure can be shown. Until that happens, early agencies are priced as design partners rather than sold a headline feature that cannot run yet.
Data product, priced separately
The market report runs $495 – $995 per year; an industry-level subscription starts at $10,000 per year.
Paid by bank debit
Subscriptions are billed monthly by ACH bank debit. Card is available on request with a processing fee that covers the difference — bank debit keeps the price where it is.
The rule that is not for sale
Access to the platform is free, permanently. Brokers, lenders, attorneys, investors and vendors are never billed to work a file — they are how the platform spreads, not how it earns. Premium features are optional and sit on top of an account that already works.
Prices are published list rates in US dollars; a signed order form governs. Premium features are not billed before 2027, and free access is not time-limited. Premium, endorsement and recording figures quoted anywhere in the product are computed from the filed rate schedule for the state the property sits in, and are estimates until the commitment issues.
You see your own work, and nothing else
Each portal is a separate program with its own login. What you cannot reach, you cannot reach because it was never sent to your computer — not because a setting says no and somebody has to remember to keep it that way.
Nothing is written straight to the database
Every change goes through the agency's own server first, which re-checks who is asking and what they are allowed to change before anything is saved.
Sign-in can need your phone
As well as a password, sign-in can require a code from an authenticator app or by text.
Every agency is approved by a person
There is no self-service sign-up. A registration waits until someone reviews it and sets the agency up with its own space and its own data boundary.
Your agency's data is yours alone
Branding and files are worked out from who is signing in. If that cannot be confirmed, the screen shows our name and no logo at all — never another agency's.
The site itself is locked down
Connections are always encrypted, browsers are told to load only what we have approved, and camera, microphone and location are switched off.
Market comparisons are anonymous
Comparisons are totals across many files, never a row that could be traced back to an identifiable deal or party.
Your IT team will want more than this
Identity model, authorization, data classification, retention, transport, and how these rules are enforced on every build.
Request access — reviewed by a person
Commercial title agents, closers and agency staff. Registration and sign-in for this portal live on its own host, agent.crerail.ai — separate from every other portal.
Register your agency
Name, agency, work email, phone and a password. The signup form is built for title agencies specifically; every other role is routed to its own portal.
A human reviews it
Your account sits in a pending state until it is approved and provisioned as its own tenant, with its own org, branding and data boundary.
Enrol a second factor and go
Authenticator app or SMS, then your files, your team and your branding — no data migration required to start.
